Drainage correction in Grayson County — fix the water and the clay stops moving your foundation.
Drainage engineering that keeps Houston Black clay at a stable moisture level — the cheapest foundation repair is the one you prevent
From $1800 · Positive flow verified with a hose test before we leave.

The problem
Water standing against the slab after every storm, gutters dumping at the corners, a yard that slopes toward the house — on expansive clay, that wet edge swells while the dry side shrinks, and the slab tilts between them.
Piering a foundation without fixing the drainage is treating the symptom. The wet-dry cycle keeps working, and in three or four years the sections between piers start moving again.
We map how water actually moves across your lot, then build the fix — French drains, surface drains, gutter tie-ins to daylight, regrading — and prove positive flow with a hose test before we consider the job done.

Frequently asked questions
Will drainage work alone fix my foundation?
If movement is early and moisture-driven, sometimes yes — we have closed plenty of inspections with a drainage plan and a soaker-hose schedule instead of piers. If elevations show real settlement, you need both, and we will show you the map either way.
Why do foundation companies care about my gutters?
A single downspout dumping 1,000 square feet of roof water at one slab corner is the most common movement trigger we see in Grayson County. Tying it to daylight is often the highest-return fix on the quote.
