Pier and beam repair in Texoma — floors re-leveled and every shim, post and joist listed on the quote.
Leveling, joist and sill repair, and post replacement for pier-and-beam homes — Denison's specialty housing stock
From $2400 · Re-level warrantied in writing for 10 years.
The problem
Bouncy hallway floors, a dip you can feel walking to the kitchen, doors swinging open on their own — under a pier-and-beam house that is settled posts, crushed shims, or a rotted sill beam doing the talking.
Crawl-space problems compound quietly. A failed cedar post shifts load to its neighbors, beams roll, subfloor seams open, and moisture from bare-earth crawl spaces rots the next sill in line.
We crawl the entire footprint with a light and a level, photograph every failed component, and hand you an itemized plan — re-shims, sistered joists, replacement posts, adjustable steel jacks — priced line by line.

Frequently asked questions
Can you level my floors without rebuilding the whole foundation?
Usually, yes. Most pier-and-beam homes need targeted work — re-shims, a handful of new posts, one or two sistered beams — not a rebuild. The photo log shows you exactly which components failed, so you only pay for those.
Do you add piers under pier-and-beam homes too?
When the perimeter grade beam itself has dropped, yes — we combine underpinning with interior leveling. The elevation survey tells us which one your house needs.
